  5. Make sure your potential home meets your needs during your home inspection contingency period.
  6. Rely on me to navigate you through the inspection, and help you get needed repairs done prior to closing.
  7. After your home inspection, solidify your loan.
  8. Rely on me to have consistent communication with your lender to insure a timely closing.
  9. Schedule your moving day, turn on utilities, and set up homeowners insurance, while the mortgage and title company prepare for your closing.
  10. Rely on me to go over all contract details and do final walk-through of your home with you.
  11. Move in and enjoy!


Why should I use a Buyer's Agent?
      When a Homeowner lists their home for sale, They hire a Listing Agent.  The Listing Agent collects a commission from the Seller, and is committed to working on the Seller's behalf to get the home sold for the highest price.  As a Buyer, the Listing Agent does not have your best interest in mind.  The Listing Agent is working exclusively for the Seller.  As your personal "Buyer's Agent", I will help you negotiate the best price for the house, the terms of the sale, and any contract contingencies.  And, my commission is paid by the Seller!

Good News!


Last Friday, President Obama officially signed the
extension of the $8,000 first time homebuyers tax
credit.

And it even includes a $6,500 tax credit for current
homeowners.

To qualify for the credit, all contracts need to be in
effect no later than April 30, 2010 and close no later
than June 30, 2010.

Hooray!

Get Pre-Qualified or Pre-Approved!  In today's market, it's essential to have a pre-approval letter, when presenting your offer to purchase--especially if you are aiming to buy a bank-owned foreclosure property!  Sellers are more likely to negotiate when you are pre-approved.
